You submit your lead, and our team will verify if it meets our criteria. If it qualifies, our team will reach out to confirm the information and will ask for more details if needed. Once qualified, it will be listed on the MLS.
Process:
You'll fill out a form to provide your lead details, then our team will analyze your deal. If it qualifies, we will target a marketing strategy for your deal; here, your deal will be presented to an extended list of buyers, matching your deal features to the respective demanding market.
Your deal must comply with a list of minimum criteria, such as location, deadline, minimum revenue expected, property type, condition of the property, etc. Our team will provide tailored assistance; we know every deal is different.
All deals are split 40 & 60, which means 40% you and 60% us from the final revenue.
The formula to determine our Max Allowable Offer is 90% of CCV (Current Condition Value),
(the price it will get an offer for with doing little to no work on it on the MLS in 30 days), then minus at least $30k (for our profit).
If the deal you have is off-market, and the seller is motivated, and you think they may accept an offer in that range, TELL THE SELLER YOU ARE WAITING FOR A FINAL DECISION FROM YOUR TEAM TO SEE IF YOU CAN MAKE AN OFFER, AND YOU CAN GET BACK TO THEM IN A FEW DAYS.
Normally, we’ll contact you within 2 business days. But to avoid any confusion and complications. PLEASE DO NOT MENTION ANYTHING ABOUT NOVATION OR A PARTNER TO THE SELLER. When we get in touch, my team will prepare you on how to do a "warm handoff" to us. We will go over everything you need to know on the phone beforehand.
And don’t worry, we WON'T reach out to the seller directly first.
JV split is 40% (you) / 60% (us). Any money that needs to be spent for minor cleanup, helping the seller move, or repairs required by the lender to close the deal, We can either split the cost 50/50, Or the party that pays alone will get their money back plus their money again (as a return on risking their capital in the time of need to get the deal done).
